- Local Events/news/... in the customer's area.

What are your biggest challenges in terms of... (the area your product/solution can help)
How do you tackle this situation at the moment?

Give your client the feeling, that you really want to help them with their problem.
People like to talk about their stuff and especially their problems, so these questions will help you to keep the conversation going and at the same time you can learn a lot about their challenges and how you can solve them.
